Mechanic Opportunity Research - Requesting mechanic feedback

Hoping this is not a violation in the forum, but not many other options to get viable/credible conversations with mechanics. I am not offering anything, selling anything or soliciting anything except feedback/short answers.
I want to know how many employed mechanics have serious ambitions to open their own shop?
I want to know what stops a mechanic from opening their own shop?
If a facility was to be created that housed several bays with lifts, tools, etc - would a mechanic consider leasing/renting a bay to start their business?
If yes, what would a mechanic starting out on their own expect to pay to lease/rent such a bay?
I know there are DIY garages out there for shade tree mechanics and such, but would a mechanic consider something like this to get their own shop/business started?
Truly appreciate any insight you may have to share on this. Thank you

I'll give you my opinion on this

Yes, every mechanic I have ever known would love to have his own shop, at least if he has never had one before.
I want to know what stops a mechanic from opening their own shop?
Pretty much one thing, money, money, money. If you are not in the business, you wouldn't expect what the actual costs are for necessary tools and equipment. Electronic equipment alone can easily run $100K. If you don't have the equipment available for every situation, then your customer ends up in someone else's shop, maybe never to be seen again.

I think you would see more already employed mechanics renting one to do side work. As for starting a permanent business, it's not real likely the situation would appeal to them.

That would totally depend on what tools and equipment would be supplied. For just a bay and no equipment beyond a lift, maybe $500-$600, depending on the area of the country.
There would be some major concerns for you as the landlord also such as licensing, waste chemical disposal, ground contamination, insurance risk for the renter and his customers, parking, disabl3ed vehicles, etc.

I concur fully on money/costs as the primary obstacle.
Thanks for thoughts on waste/licensing and contamination.

Hammer said what I would have just add that it's now close to impossible with regulations, hazmats is about anything from repair work! This being New England don't want "dirty" work places at all anymore the ones left are "Grandfathered" (a legal term) in to continue if contiguously in that biz or become Donut Shops with drive-thrus make tons more $$ than working on anything.
Lest you may not think of space in most of the Northeast is so damn costly a parking spot is worth more in prime areas than you could ever make. They'll cover the old/dufunt shops under clean gravel, seal under them with concrete then you can use that area again! Screw that now for here not speaking for other places.
I couldn't again and was hard enough is also one of the most needed things for people and biz to have well taken care of vehicles or fleet personal or biz vehicle lots of luck HERE. No chance now without incredible determination and endless hours.
Look what routine stuff vehicles removed that was routine now just dump it for another or new becomes the game cut every corner on a machine you can so it's about disposable soon probably will be? IDK mostly done except for my own fleet is growing not shrinking but it's in my blood can't be cured - such is life,
